Old Carlsbad is the Northwest corner of the city, where Carlsbad began. Twenty years ago, all Carlsbad real estate, housing and city buildings were clustered in this area. Today, this small California city has grown tremendously, with many new areas and facilities. In fact, Carlsbad will soon be relocating the City Hall to a site near El Camino Real and Palomar Airport Road, which is now the geographic center of the city.

But this original section of town has a charm not found in the newer tract areas. Here the homes are more individualistic. Small, older Carlsbad homes exist side by side with remodeled and expanded ones, giving the area a custom feel. There is also no homeowner's association to dictate what improvements people can make, so you might see a Victorian home next door to a Southwest hacienda.

Carlsbad Village is the quaint old downtown area, now a tourist destination and a great place to dine alfresco and people watch. Many excellent restaurants are here, and you'll typically find live music during the summer and on weekends.

Here’s a typical late 1960s neighborhood in Old Carlsbad, CA. Note the overhead power lines, as this area was built before underground utilities became the norm. Home and real estate prices in this area vary greatly, depending on view and how much remodeling has been done, but generally, they are not any less than other areas of town.
The "Hosp Grove" is a stand of Eucalyptus trees in Old Carlsbad covering many acres. The trees were planted for use as railroad ties, but it was later discovered that they warped too badly to be used for that purpose. Now, the grove has hiking trails and some homes scattered throughout the area with plenty of open real estate. This is the only place in Carlsbad where you can get that "living in the woods" feeling.
The Buena Vista Lagoon is on the border between Carlsbad and Oceanside at the north edge of town. Route 78 is the main east-west thoroughfare, and is the home of many "big box" stores as well as the regional mall. This makes the Old Carlsbad area very convenient to major shopping centers.
