The Stagecoach Park area is in the very desirable San Dieguito
school district, which includes many of the highest ranked schools
in the area. Located on the southern edge of town, Stagecoach Park
is an easier commute to the high tech employment center of Sorrento
Valley at the I-5 and I-805 interchange than the northern part of
Carlsbad.
This area was built in the mid 1990s, and includes the communities
of Summerwalk, Sonata, Santa Fe Trails, and On The Park. Stagecoach
Park is the site of many community events, such as the popular Friday
Jazz Concerts that the city of Carlsbad provides free of charge.
Being in the best school district commands a high price, typically
a bit higher than other areas of town. But if you’re looking for
the best schools and upscale amenities, this is the place for you.
The “On The Park” community, built by Greystone (Lennar),
is the most affordable in the area. Here the homes range in
size from 1500-2200 square feet, and prices start in the high
$600,000 range.
This is an overview of the Sonata community, built by Centex.
Lot sizes are typically around 5,000 square feet, but some lots,
for example at the end of cul-de-sacs, can be over 10,000 square
feet. A 2500 square foot home here is currently in the $800,000s.
Here’s a typical house in Santa Fe Trails, built by Centex
in 1996. There are 4 floor plans, ranging from 2100 to 3100
square feet and are priced in the $700,000s to $900,000s.
